    I hereby authorise Edwards and their agent to commence full and detailed referencing which may include employer, landlord, credit checks and CCJ. I also authorise Edwards and the landlord to provide my details to any supplier or prospective supplier to a property. 

    Please note that every property is let “AS SEEN” including cleaning. It is your right to return the property to the landlord as you receive it.

    A. A holding deposit of one weeks rent is due once your application has been agreed by the landlord.
    B. Once the holding deposit has been paid to Edwards the property will be withdrawn from the market and all viewings cancelled.
    C. By signing this document your hereby agree for your holding deposit to be held and set against the overall final balance due prior to move in.
    D. Your “Deadline for Agreement” date is 15th day after the holding deposit has been received by Edwards.
    E. Once received your holding deposit will be held in Edwards Natwest Bank Specified Client Account.
    F. By submitting an application to Edwards you hereby confirm that you have ALREADY read, understood and agree to all terms set out in the following documents and you understand that no changes will be made to any of said documents. Any queries must be raised with us prior to submitting an application as we are unable to accept any liability for any assumptions you make that may affect the tenancy at a later date.

    G. For confirmation of whether the property is managed by Edwards or not please ask.
    H. It is the lead tenant’s sole responsibility to contact all utility companies on move in to ensure that supplies are not cut off and that you do not become liable for any charges prior to your tenancy start date. It is also all tenants responsibility to find all meters and gas and electric shut off points on move in day.
    I. Edwards reserve the right to provide your details to any supplier or prospective supplier to a property.
    J. The lead tenant agrees to be the main contact between all other tenants and the agents acting on behalf of the landlord.
    K. It is the tenants responsibility to FIND THE LOCATION OF THE STOP COCK and SAFETY POINTS in the property on move in day.
    L. All tenants are jointly liable, with this in mind If one tenant fails referencing or the Government’s Right to Rent checks all tenants forfeit the holding fee. Simple Terms: 1 single bad reference or 1 single fail of Right to Rent checks = No holding fee will be returned to any of the tenants. If you are moving in with another individual, we advise caution prior to handing over any money.
    M. We require landlords to provide copies of several safety certificates. If Edwards are not in possession of these documents for any reason the keys will not be released to you on move in date. Edwards will not be held liable for any loss.
    N. If at any time a member of the Edwards team or their contractors need to gain access for any reason we will endeavour to offer 24 hours’ notice when and where possible unless in the case of emergency. Please note that access and maintenance works will usually be within the hours of 08:30 hrs and 18:00 hrs Monday to Friday.
    N.10 Edwards give tenants the opportunity both to carry out a joint inventory inspection at the outset of the tenancy. If the tenant requires this then they must formally arrange an appointment no later than 7 days prior to move in. This is the tenants responsibility. 
    N.11 The tenants are given the opportunity discuss the inventory at the end of the tenancy. This appointment must be booked no later than 7 days after servicing notice to the agent or landlord. If not Edwards will proceed to carry out the check out and email a copy of the report directly. 
    N.12 The landlord requires a reference for each new person wishing to occupy the property. It is the tenants responsibility to inform the agent at the outset if any tenant has historically caused anti-social behaviour, has acted in a way that may cause a nuisance to neighbours and or caused and any problems in respect of non-payment of rent. 
    N.13 The tenant hereby agrees to receive all legal documentation and certificates by email only. If they require a hard copy they agree to forward this request in writing prior to application being accepted and a holding fee being paid. 
    O. Once a move in date has been agreed, thereafter it cannot be amended by the tenant.
    P. If a shared tenancy, please note that all rent payments must be paid by one standing order only with the correct reference given.
    Q. Tenants need to check their emails daily including junk mail as all correspondence about the let will be emailed.
    R. All applicants and guarantors must ensure all communication is polite, calm and respectful to every member of the Edwards team. Should the Edwards team, at any point find any communication to be inappropriate they withhold the right to cancel the let and refund the holding fee paid.
    S. KEYS WILL NOT be released on move in day unless all references and required checks are received suitably and all moneys has been paid in advance. Keys will not be released unless all tenants have supplied fully completed paperwork. Each and every tenant to move in needs to ensue that they have supplied their Passport and or all relevant right to rent check paperwork in advance otherwise the tenancy can not commence and move in will not be possible.
    T. You will lose the holding deposit if you provide false or misleading information, fail a right to rent check, withdraw from the property, fail to take all reasonable steps to enter into the tenancy agreement.
    U. The information provided on this form will be held by Edwards and may be provided to the landlord of any property the applicant applies for.
    V. Application forms are not deemed to be completed unless all fields are filled in and all reference details supplied. All applicants agree that the information supplied on the application form is a true account of circumstances and should these change at any point leading up to the move in date you agree to notify Edwards immediately.
    W. Where more than one guarantor, all guarantors are jointly and severally liable for the full and total rental amount (as are all the individual tenants). It is the tenant’s sole responsibility to ensure guarantors are aware of these responsibilities before any application is submitted.
    X. It is the tenant’s sole responsibility to ensure that all references and/or guarantor forms are supplied to Edwards within 7 days from submitting the application or 7 days before move in, whichever is sooner.
    W.1 You agree to pay in full the total due set out in your applicant agreement letter (DEPOSIT PLUS RENT MINUS THE HOLDING DEPOSIT) The FULL BALANCE is due within seven days of the holding fee being paid or seven days before the tenancy commences, whichever is sooner.

    All monies paid are non-refundable (except whereby the landlord rejects the tenant).

    W.2 ALL Tenants agree to meet the agent at the property between 10.30am – 3pm on move in day to complete government right to rent checks. All tenants must be present and have their passports with them. If they fail to provide this no keys will be released at all untill this is completed as required. 

    W.3 All tenants agree to sign the tenancy agreement within the first seven days of the holding fee being paid, or seven days before the tenancy commences, whichever is sooner.Z. Keys will not be released until full payment is received in cleared funds in our account (in some cases this may take up to 7 working days), a signed tenancy agreement is in place and satisfactory references have all been received.
