With this in mind choosing the right estate agent to sell your property is pretty crucial. Our goal is the same as yours – to achieve its top value within a decent timeframe. As times have got harder you may have noticed many estate agents cutting back on marketing costs, not at Edwards. We have made a commitment to our clients to increase our marketing spend in this new tougher market place. This means that your property will receive maximum exposure to the market.

Edwards are a truly independent estate agents. We offer a personal and friendly service where we work together to achieve you a sale or let. We help you negotiate on any onward purchase and build the foundations for a long term relationship where we can work together again in the future.

The process

Agree the sale

Our Staff are available to help every step of the way. The process can be confusing, so we feel that our job doesn't just stop with finding you a buyer.

Instruct your solicitor

Formally instruct your solicitor as soon as you can and make sure that you pay for your searches. If you are selling and buying, then provide your solicitor with details of the Title Deeds and information on your lender. If do not have a solicitor then we will be pleased to recommend one.

Submit your mortgage forms

If you have one, complete your Mortgage Application and instruct your surveyor. If you are selling, then you will you will soon be receiving pre contract enquiries and a fixtures and fittings list. Please return these as soon as you can.

Survey carried out

Once the survey has been carried out you will receive a copy within 8-10 days. At this point inform Edwards staff and your solicitor of the content.

Contracts

You will receive through the post a “Report On Title” and a copy of your contracts from your solicitor. Once you have these you will need to sign and return them and organize a time to meet with your solicitor. This is to supply the Deposit Monies, and to agree the Exchange and Completion dates.

Deposit paid

Your deposit will need to be Cleared Funds, an example of this would be a bankers draft or you can transfer your money electronically. If you pay via a personal cheque this can take up to 5 days to clear in your solicitors account.

Contracts exchanged

Once your solicitor has all that they need then they will agree a completion date, and then exchange contracts and monies. This is the point of no return.

The day of completion

You will get a call from your solicitor (generally around 2 o'clock) confirming that you have completed on your property and that you can collect the keys which will normally be held by the Estate Agents.
